01Warning signs

When it's time to do something about them

Most alarms fail quietly. These are the signs worth acting on.

Chirping at 3am

A low-battery warning. It happens overnight because the temperature drop pushes the voltage just under the threshold.

Older than ten years

Turn one over — there's a manufacture date on the back. Past ten years the sensor can't be relied on, even if it still beeps when tested.

No date printed at all

If there's no date to find, it's old enough that the answer is the same. Replace it.

Battery-only in a two-storey home

A fire downstairs and bedrooms upstairs is exactly the case interconnected alarms exist for.

Nuisance alarms while cooking

Usually placement, or an ionisation alarm too close to the kitchen. People end up pulling the battery — the worst outcome of all.

A rental with no records

"The tenant said it was fine" isn't a defence. A documented annual check is.

02What we install

The right alarm for the building

We fit photoelectric alarms as standard — they respond considerably faster to the smouldering fires that start in furniture, bedding and wiring.

Hardwired alarms

Mains powered with a backup battery. They can't be disabled by pulling a battery out, and they're the standard for new builds and significant renovations.

Sealed 10-year alarms

A sealed lithium cell that lasts the life of the unit. No annual battery change, no 3am chirp, no temptation to remove it.

Interconnected systems

One alarm detects smoke and every alarm in the house sounds. Wired or wireless — wireless makes retrofitting realistic in a home that's already lined and painted.

Replacing expired or faulty units

The most common job we do. Old units swapped for current photoelectric alarms, with the base and wiring checked rather than assumed.

Correct placement

Every level, hallways outside bedrooms, 300mm clear of walls and corners, away from vents, fans and the kitchen. Placement matters as much as the alarm.

Testing and documentation

Every alarm tested, locations and manufacture dates recorded, and a written report issued — the thing landlords and agents actually need.

On the job

What a proper install looks like

Mounted on the ceiling, 300mm clear of the walls, wired back to a protected circuit and paired with every other alarm in the house.

Most of what goes wrong with smoke alarms is placement, not the alarm itself — too close to a kitchen and it gets disabled, tucked in a corner and it detects late. We position them where they will actually do their job, then test the whole set together.

03Who we do it for

Homeowners, landlords, agents and strata

Every home in NSW must have working smoke alarms on each level. For rentals, the obligations go further.

Homeowners

A straightforward swap-out, or interconnection through the whole house. If we're already on site for other work, the marginal cost is small.

Landlords and agents

Annual checks with a written record, and replacement of faulty alarms within the timeframes set out in the tenancy rules. We coordinate access with tenants directly.

Strata and building managers

Whole-block programmes scheduled across units and common areas, with one consolidated report per building.

04How it works

Inspection, quote, install, record

No guessing on the phone and no surprises on the invoice.

Inspection

We check every existing alarm — type, age, placement and whether it still works — and note what the building actually needs.

Written quote

Fixed price, itemised by alarm and by room, with options if interconnection is worth considering. You decide before we start.

Install

Usually a single visit. Old units removed and disposed of, new alarms mounted, wired and paired, ceilings left clean.

Test and record

Every alarm triggered and the interconnection verified, then a written report with locations, models and dates — and a certificate of compliance where the work requires one.

Documented

Tested, dated and written down

Every alarm triggered, the interconnection verified, and a written record of what is installed where.

For an owner-occupier that is peace of mind. For a landlord, agent or strata manager it is the evidence that the obligation was met — model, location and manufacture date for every alarm, so the next annual check starts from a known position.

06FAQ

Smoke alarm questions

How often should smoke alarms be replaced?
Every ten years, regardless of whether they still beep. The date of manufacture is printed on the back or side of the unit.
What are my obligations as a landlord in NSW?
You must ensure working smoke alarms are installed and check them annually, repairing or replacing them within set timeframes. We provide a written record of each visit for your file.
Photoelectric or ionisation?
Photoelectric. They respond faster to the smouldering fires that produce heavy smoke — the type most dangerous overnight. Fire and Rescue NSW recommends them.
Why does my alarm chirp at night?
Battery voltage drops slightly as the house cools, so a failing battery usually announces itself in the early hours. If a new battery doesn't fix it, the unit has expired.
Do alarms need to be hardwired?
New builds and significant renovations require hardwired, interconnected alarms. Existing homes can use 10-year sealed battery units, though hardwired is the better long-term option.
Can you do this while you're here for something else?
Yes — and we'd prefer to. Mention it when you book and we'll check every alarm in the house as part of the visit.

Not sure how old your alarms are?

Take one down, photograph the back and send it through — the manufacture date tells us most of what we need to know.
